Brickflow has partnered with Upstix to add live funding comparisons to every property listing on Upstix's investor platform.

Under the arrangement, investors can view rates and terms from more than 160 specialist lenders for a specific property before making an offer. Lender names are not shown, and a Brickflow broker supports the transaction from enquiry to completion.

The move brings finance into the search stage rather than leaving it until after a property has been selected. Each listing also includes an initial valuation from Upstix, giving buyers and brokers a starting point for the finance search.

Upstix operates a cash-buying model for homeowners who want to avoid the delays of a conventional sale. Sellers can receive a cash offer within 24 hours, avoid property chains and choose their completion date, although that speed and certainty typically means accepting about 80% of market value.

Some properties are bought directly by Upstix and later resold through its own portfolio. Others are marketed to investors on behalf of homeowners when Upstix does not use its own capital. Brickflow's funding comparison tool now covers both routes on the platform.

The partnership reflects continuing efforts across the property market to reduce the time between identifying an investment opportunity and securing funding. In competitive segments, delays in arranging finance can mean losing a property to a rival buyer able to move faster.

The system also creates an audit trail for every search. Each one records that the wider market was checked before funding was agreed, rather than relying on a narrow group of lenders.

Market delays

The collaboration comes against a backdrop of persistent friction in the UK residential transaction process. Property deals often take months to complete, and a significant proportion fall through before completion, creating uncertainty for sellers and buyers alike.

Upstix has built its proposition around that uncertainty, targeting homeowners, landlords and estate agents dealing with collapsed chains or stalled sales. The business says it has supported more than GBP £1 billion in property transactions.

Brickflow focuses on specialist property finance and says its platform connects brokers and borrowers with live rates and lending criteria from a panel of more than 160 lenders. It also offers tools designed to help brokers compare options and process applications digitally.

"We hear the same story from investors all the time: they find a deal that stacks, and then spend the next six weeks watching someone else complete on it because they were still waiting on finance to come through. That's the moment manual loan sourcing costs people the most, not on a spreadsheet somewhere, but on the property they never got. Upstix has already taken that stress out of selling. We just wanted buyers to feel it too," said Frazer Campbell, Chief Revenue Officer at Brickflow.

The companies are trying to address a common gap in property transactions: buyers may identify an attractive asset quickly, but funding often remains a separate process handled later. By attaching live comparisons to the listing itself, the two businesses are seeking to compress part of that timetable.

Buyer journey

For Upstix, the change adds another layer to an investor platform that already serves two types of stock: properties sold on behalf of homeowners and properties sold from Upstix's own holdings. In both cases, the funding search is presented in the same way, with broker support through to completion.

That consistency may matter for investors assessing transactions at speed, particularly where below-market-value properties attract strong competition. They can review the asset and financing options in the same workflow, rather than leaving a finance check until later.

"Once a seller works with Upstix, the traditional delays are taken out of the equation: the seller gets paid and isn't left waiting on chains, finance, or anyone else. Whether it is Upstix looking to sell a property or an investor wanting to move quickly to secure the best deal, no one has to wait weeks for the finance to come through. Brickflow speeds up exactly that stage, improving deal times," said Fred Jones, Chief Executive Officer at Upstix.
